The Trick is higher interest rates and a higher payment. 
The Treat is more homes to choose from and some bargaining power. 

Sellers-
The Trick is selling a home is more competitive. The price appreciation has flattened out and fewer home buyers. 
The Treat is prices are still up year over year over 5% and prices are up 21% over the last 3 years. And buyers are still buying homes and getting loans.

Time flies- 15 years in a blink of an eye. 
I had a nice experience from a client we helped buy a home 15 years ago and just went by his new home. My wife Lynn, and me, visited Srini and Shanti last night in their new home. It was super nice and exactly what they wanted for years. It was so nice connecting with them and be a small part of their journey.
