SAN DIEGO REAL ESTATE | NOVEMBER 2026
New Zillow research reveals that buyers are rewarding move-in-ready homes while fixer-uppers face substantial discounts. Should you renovate before selling—or sell as-is?
Before spending money on improvements, compare your options.

Zillow's 2026 national research found that listings described as fixer-uppers sold for 14% less than expected, while turnkey homes were associated with 2.9% higher sale prices and remodeled homes with 2.2% higher sale prices.
These are associations, not guaranteed renovation returns or San Diego-specific discounts.
Buyers are factoring in contractor costs, materials, permits, scheduling and the inconvenience of renovations. They may pay more for certainty and a home they can enjoy immediately.
It doesn't require a brand-new designer kitchen. Buyers usually respond to fresh paint, clean flooring, functional kitchens and baths, good lighting, attractive landscaping, working systems and minimal deferred maintenance.
Cosmetic staging alone does not fix a worn-out roof or other significant defects.
Before you spend thousands, identify the repairs and improvements that actually influence buyer confidence.

Zillow's paint research suggests buyers are responding to warmer, more inviting interiors.
In its study, a sage-green bedroom was associated with an offer approximately $1,035 higher than a white bedroom; pale blue living rooms and chocolate-brown bedrooms also performed well.
This does not mean painting every room green will increase your sale price.
For San Diego homes, I generally prefer light, welcoming colors that complement the architecture and natural light.
The goal is broad buyer appeal—not chasing every design trend.
Zillow found that listings mentioning quartzite countertops were associated with sale prices 5.3% higher than expected.
But this does not mean installing quartzite will increase your home's value by 5.3%.
Higher-end homes may already have other desirable features. If your existing counters are attractive and functional, replacement may not be necessary.
Option 1: Sell As-Is. Avoid repair expenses and compare traditional buyers with potential cash offers.
Option 2: Make Targeted Improvements. Consider paint, flooring, landscaping, basic repairs and professional presentation—only where likely benefits justify the costs.
Option 3: Improve Now, Pay at Closing. Depending on eligibility and terms, certain improvement programs may defer approved costs until closing.
Imagine spending $30,000 on work. If it increases your sale price by $50,000, that may be worthwhile before other costs.
But if buyers pay only $15,000 more, the project could reduce your net proceeds.
Compare the numbers first.
Find Out What Your Home Could Sell For
Suppose Home A is move-in ready for $1,000,000.
Home B costs $875,000 but needs $60,000 in renovations plus a $15,000 contingency.
That's an estimated $950,000 before financing, carrying costs and other expenses.
There may be value—but only if the repair estimates and purchase price hold up.
Ask me about unlisted and off-market homes, motivated sellers, price reductions, and homes where seller credits or loan buydowns may improve affordability.
