San Diego County Housing Summary
 

  • INVENTORY: The active listing inventory in the past couple of weeks increased by 333 homes, up 7%, and now sits at 5,447, its highest level since November 2019. In March, 28% fewer homes came on the market compared to the 3-year average before COVID (2017 to 2019), 1,348 less. Yet, 618 more sellers came on the market this March compared to March 2024. Last year, there were 3,202 homes on the market, 2,245 fewer homes, or 41% less. The 3-year average before COVID (2017 to 2019) was 6,190, or 14% extra.
     
  • DEMAND: Buyer demand, the number of pending sales over the prior month, decreased by 123 pending sales in the past two weeks, down 6%, and now totals 1,796, its largest decline of the year. Last year, there were 1,880 pending sales, 5% more. The 3-year average before COVID (2017 to 2019) was 3,546, or 97% more.
     
  • MARKET TIME: With supply continuing to surge and demand falling, the Expected Market Time, the number of days to sell all San Diego County listings at the current buying pace, climbed from 80 to 91 days in the past couple of weeks, its slowest pace since mid-January’s 99 days. Last year, it was 51 days, substantially faster than today. The 3-year average before COVID (2017 to 2019) was 53 days, which is also quicker than today.
     
  • LUXURY: In the past two weeks, the Expected Market Time for homes priced between $2 million and $4 million increased from 120 to 131 days. For homes priced between $4 million and $6 million, the Expected Market Time increased from 213 to 300 days. For homes priced above $6 million, the Expected Market Time increased from 358 to 498 days.
     
  • DISTRESSED HOMES: Short sales and foreclosures combined, comprised only 0.4% of all listings and 0.9% of demand. Only 13 foreclosures and 18 short sales are available today in San Diego County, with 31 total distressed homes on the active market, up 10 from two weeks ago. Last year, 11 distressed homes were on the market, similar to today.
     
  • CLOSED SALES: There were 1,860 closed residential resales in March, down 7% compared to March 2024’s 2,001, but up 13% from February 2025. The sales-to-list price ratio was 98.9% for San Diego County. Foreclosures accounted for 0.1%, and short sales accounted for 0.2% of all closed sales. That means that 99.7% of all sales were sellers with equity.
