SAN DIEGO HOUSING MARKET | NOVEMBER 2026
Some San Diego sellers get their asking price in two weeks. Others reduce their prices, wait for months, or never sell at all.
What explains the difference? And how can you make sure your home is one of the homes buyers actually choose?
You have options. Choose what interests you below, or call/text George Lorimer at 619-846-1244.

Well, some are. Many aren't.
The October median days on market was just 16 days for detached houses that sold.
But condos and townhomes took almost twice as long.
DETACHED HOUSES — 16 DAYS
CONDOS / TOWNHOMES — 31 DAYS
October 2026 median days on market for properties that sold.
| October 2026 | Detached | Attached |
|---|---|---|
| Closed Sales | 1,052 | 503 |
| Median Sale Price | $1,067,500 | $639,990 |
| Median Days on Market | 16 | 31 |
| Sale-to-List Ratio | 99% | 98% |
Why are detached houses generally selling faster?
Condos and townhomes can face higher monthly HOA fees, insurance expenses, and restrictions involving project financing, HOA reserves, or lender eligibility. These issues can reduce the pool of qualified buyers.
That doesn't mean every condo is difficult to sell. It means understanding the competition and financing conditions is especially important.
Here's where the statistics get confusing.
Days on Market (DOM) tells us how long homes that successfully sold were marketed.
Expected Market Time (EMT) measures current inventory against the recent pace of pending sales. It's a supply-and-demand indicator, not a prediction for any individual home.
Inventory was 5.2% higher than a year earlier, while recent pending demand was 23.9% lower. Expected Market Time had increased by 36 days year over year.
The takeaway: Homes that successfully sell may move quickly, even while the overall market takes longer to absorb available inventory.
Here's one of the most compelling statistics from the October 27 Reports on Housing pricing analysis.
September sales showed a major difference between homes that sold without reducing their asking price and homes requiring substantial price reductions.
NO PRICE REDUCTION — 14 DAYS
PRICE REDUCED 1–4% — 46 DAYS
PRICE REDUCED 5%+ — 66 DAYS
Comparison of September 2026 sold properties grouped by price-reduction history.
Homes with modest price reductions of 1–4% ultimately sold for approximately 96.3% of their original asking prices.
Homes with reductions of 5% or more averaged just 90.2% of their ORIGINAL asking prices.
In the Reports on Housing pricing analysis, one home was originally offered at:
$1,089,000
Then reduced to $1,000,000.
It ultimately sold for:
$982,000
That's $107,000 below the original asking price.
Of course, the original price wasn't necessarily what the home was worth. The important lesson is that an unrealistic asking price can cost valuable time and lead to disappointing results.
These statistics show an association between pricing history, time to contract, and final results—not proof that reducing a price directly caused the entire difference.
In September 2026, 1,641 San Diego homes were pulled off the market without selling.
These include listings removed from active marketing rather than successfully closed during that reporting period.
That doesn't establish that each property will never sell. Some owners may relist later, rent their property, or decide not to move.
But it reinforces a critical fact:
Getting your home listed is easy. Getting it SOLD is an entirely different challenge.
I grew up in Del Mar and have been to the horse races plenty of times.
One of the interesting things about horse racing is handicapping the horses.
You study the competition. Which horse has the advantages? Which has the disadvantages? What are the odds?
Selling a home works much the same way.
Imagine you're a buyer looking at five similar homes in the same neighborhood.
You're probably going to compare:
The home with the most compelling combination of features, condition, price, and terms will usually attract buyers first.
Unless you're selling a particularly unique property, such as a custom oceanfront home in Del Mar or La Jolla, buyers will often have alternatives.
They look at what the neighbor SOLD for.
But that home is gone.
Here's an example.
A home closing escrow on September 1 may have gone under contract July 15.
And if it spent 45 days on the market, its asking price may have been established back in May or early June.
That closed sale might reflect pricing decisions made three or four months ago.
Sold comparable homes are important for establishing value. But they're only part of the picture.
