Open Houses Are a Start. They're Not the Best Way to Find Your Next Home.

Here's something most San Diego homebuyers don't realize: In the weekend snapshot I reviewed, only 176 of 779 homes had an open house scheduled.

That's Just 23%!

That means 77% of those available homes did not have an open house scheduled.

Open houses are great for getting familiar with neighborhoods, layouts and prices. But relying on them alone could mean missing the home that's actually right for you.

There's a Better Way to Shop for Homes.

Tell me your preferred neighborhoods, price range and must-haves. I'll help identify four or five of the most promising homes, arrange the private showings, and show them to you together.

This saves time and lets you compare the homes while everything is fresh in your mind.

We can include newly listed homes, price reductions, motivated sellers, properties back on the market, homes without open houses and potential off-market opportunities.

Good News for Buyers: Mortgage Rates Have Come Down!

Mortgage rates have moved lower from their recent highs, potentially giving San Diego buyers more purchasing power.

On November 6, the reported national average for a 30-year fixed purchase mortgage was 6.99%.

Freddie Mac's separate weekly survey stood at 7.18% on November 5, down from 7.40% in mid-October.

How much difference could a lower rate make? Here's an illustration using an $800,000 mortgage over 30 years.

Mortgage Rate Monthly Payment Monthly Savings
7.40% $5,539 —
6.99% $5,317 $222
6.50% $5,057 $482
5.99%* $4,791 $748

Payments are rounded principal and interest estimates. Excludes property taxes, insurance, HOA dues and mortgage insurance. Savings are compared with 7.40%. *5.99% is an illustrative scenario, not a verified currently available mortgage offer.

Lower Rates + Motivated Sellers = Opportunity

A seller who needs to move may be willing to negotiate their price, contribute toward closing costs or help fund a mortgage-rate buydown.

The key is finding the right property and negotiating the right overall deal, not simply waiting for rates to fall further while more buyers potentially return.

Sellers: You Can Still Sell Your Home in 2026!

I Still Have Buyers. Don't Pack It In Yet!

Thinking about waiting until 2027 to sell? The latest San Diego MLS numbers offer some encouraging signs.

Buyers are still putting homes under contract, more sales closed during the latest comparison week, and fewer homes are competing for their attention.

I STILL HAVE BUYERS
SELLERS — DON'T PACK IT IN YET!

SAN DIEGO MLS | OCT. 23 VS. OCT. 30, 2026

Pending Listings 1,310 ? 1,476 +13%
Homes Sold 326 ? 362 +11%
New Listings 585 ? 450 -23%
Active Listings 5,620 ? 5,469 -3%

Here's the takeaway: Pending listings increased approximately 13%, closed sales increased 11%, and new listings declined 23% in the weekly comparison.

Active listings also dropped approximately 3%. That means fewer homes competing for buyer attention during this period.

Of course, that doesn't mean every home will sell. Pricing, condition, marketing and presentation are still critical.

But if you're considering selling before the end of 2026, I wouldn't automatically assume you need to wait until next year.
